We read your documents. Then check every decision against the rules inside them.

Contracts, statutes, leases and policies set the rules your organisation has to follow. They sit in PDFs that nobody has time to reread.

Strata reads a document once, turns it into rules your own experts confirm, and checks every transaction against them.

Invoices vs contracts. Service charges vs leases. Rents vs policies and legislation.

ERP systems can’t hold these rules, so things fall through the cracks.

Manual checks don’t scale. Across tens or hundreds of millions of pounds of transactions, nobody can check everything.

AI helps, but it gives you a probabilistic answer. That isn’t good enough in a regulated sector, and it won’t satisfy an auditor, regulator, ombudsman or tribunal. A chat window isn’t a control.

Strata AI’s patent pending approach gives you auditable, repeatable answers. AI reads the document. Your experts confirm the rules. Every check then runs on those fixed rules, so the same question gets the same answer every time, with a record of how it was reached.

Who we work with

Public sector

Local authorities, social housing associations, NHS Trusts, central government and ALBs finance directors face a wave of statutory duties with legislative requirements often at odds with one another.

Provide value for money and contract assurance but pay on time.

Ensure service charges recover all valid costs but ensure total accuracy against a multitude of inherited or new tenancy agreements.

Charge the correct rent taking into account tenancy agreements and legislation.

The common theme is the rules that govern what you pay and what you charge are held in long form documents that your ERP system cannot read, and that creates manual interventions that are error prone, exposing you to regulatory risk.

Commercial sector

For a commercial landlord the chain is short: supplier invoice, cost pool, service charge statement, net operating income, valuation. An error at the top flows all the way down.

Lenders watch interest cover. Investors watch gross-to-net leakage. Every pound you overpay a supplier lands in one of two places: the service charge cost pool, where your tenants will challenge it, or your own P&L, where it comes straight off net operating income.

Products

One way of working, four products

Your people confirm the rules, the system applies them the same way every time, and every step is recorded.

Invoices vs contracts

Strata Contract Assurance

Catches overcharges before the payment leaves your account, on top of your existing accounts payable process.

Service charges vs leases

Strata Service Charges

Calculates the charge per home or per lease from the lease, the tenancy agreement and the law, with an audit trail on every calculation.

Rents vs policies and legislation

Strata Rents

Calculates every rent for the coming year from your rent policy, your agreements and the legislation, and shows how each number was reached.

Information requests

Requests by Strata AI

Subject access, freedom of information and erasure requests, run as cases against the statutory clock, with every release checked before it goes out.

How it works

Read once. Confirm. Apply the same way every time.

  1. Read

AI reads the governing document, such as a contract or a schedule of rates, and proposes the rules inside it.

  2. Confirm

Your experts review the proposed rules and confirm them. Confirmed rules are frozen. When the document changes, only the parts that changed are read again.

  3. Apply

Each invoice is checked against the confirmed rules. The check itself makes no call to an AI model, so the same input gives the same answer, and a decision can be replayed years later.

More on how it works

Runs in your Azure, alongside your systems

Strata is deployed into a dedicated tenancy inside your own Microsoft Azure subscription. It connects to your existing systems through the data exports and APIs they already have. Nothing is migrated and nothing is replaced.

Security and data
