For housing associations
Answer every request on time. Pay every contractor what the contract says.
Housing associations carry more scrutiny every year: from tenants, from the regulator, from the Housing Ombudsman and from boards asking for evidence rather than assurance. Two of the places that scrutiny lands hardest are information requests and contractor spend.
Information requests
Tenants send subject access requests, often in the middle of a dispute, and the file is full of other people who have to come out: neighbours, operatives, staff, children. Staff send them during grievances and tribunal claims. From 1 April 2027, tenants of English providers can make STAIRs requests about how their homes and services are run. Scottish associations answer freedom of information requests too.
Requests by Strata AI runs each of these as a case against the right clock, searches your Microsoft 365 estate and housing management system, removes what should not go out, and checks every file before it is released.
Our dedicated site for social housing goes into each request type in detail: subjectaccessrequests.org.uk.
Contractor spend
Repairs, maintenance, compliance and void works run on contracts with schedules of rates that few people have read in full. Invoices arrive by the hundred, and they are approved against the purchase order. Value for money is a regulatory standard, and checking what you paid against what you agreed is some of the most direct evidence for it.
Strata | Contracts reads each contract into rules your contract managers confirm, then checks every invoice against them and shows your team what does not match.
Works with housing systems
Requests by Strata AI connects to the housing management systems associations run, including NEC Housing, Civica CX and MRI Software, alongside Microsoft 365. If yours is not listed, tell us what you run. Everything is deployed into a dedicated tenancy in your own Microsoft Azure subscription.
